Show comments or inquiry based on custom field

Hello,

On a listing with reviews disabled and (comments and inquiry enabled), I'm wondering if there is a way to show the comments or inquiry form or both based on a select custom field that gives the listing owner an option to choose their preferred method of user response to a listing.

Or by the same method, only hide the inquiry form from the detail page and use the comments as the default until listing owner grants replies to the inquiry form via custom field.

Reason: Trying to keep the listing owner email hidden from the public until they are comfortable sharing such information with a prospective buyer. On a classifieds listing every inquiry replied to by the listing owner will expose the listing owners email address. Figuring users can ask general questions in the comments section and when a serious buyer wants to set up a meeting or get specific details, the listing owner can turn on the inquiry form to start an off site conversation.
